Ministry of Housing and Urban Affairs (MoHUA) ne 31 July 2026 ko RERA authorities ke liye ek Advisory issue ki hai. Iske tahat West Asia conflict ko Force Majeure ke context mein consider karte hue eligible real estate projects ko 4 months tak extension dene ki baat kahi gayi hai.

Aise eligible projects jinki completion date, revised completion date ya extended completion date 28 February 2026 ya uske baad ki hai, unhe applicable conditions ke subject mein 4 months tak extension mil sakta hai.

Lekin iska matlab ye nahi hai ki har real estate project ko automatically 4 months ka extension mil gaya hai.

Individual project par extension applicable hai ya nahi, ye concerned State RERA ke order/records se confirm hoga.

4 Months ka Extension Kyun?

West Asia mein chal rahe conflict ki wajah se construction industry par construction material ki supply, transportation, logistics aur supply chain ka impact hua hai.

RERA ke Section 6 ke under war jaise circumstances ko Force Majeure ke context mein consider kiya ja sakta hai.

Isi basis par eligible projects ko limited period ka relief diya ja raha hai.

Homebuyers ke Possession par Kya Asar Hoga?

Agar aapka project eligible hai aur us par 4 months ka extension applicable hota hai, to project ki completion/possession timeline aage badh sakti hai.

Example ke liye, agar applicable completion date 30 June 2026 thi, to 4 months ki approved extension ke baad timeline approximately 31 October 2026 tak ja sakti hai.

Lekin final revised date project-specific RERA order aur records se confirm karni chahiye.

Homebuyers ko Kya Karna Chahiye?

Agar aapka possession delay ho raha hai, to:

• Apne Agreement for Sale mein possession date check karein.

• Project ki RERA details check karein.

• Builder se poochein ki Force Majeure extension kis RERA order/circular ke basis par claim ki ja rahi hai.

• Revised completion/possession date written mein lein.
